You design the project. We coordinate the site

Architects and designers call on a general contractor to ensure the transition between design and execution. The quality of this collaboration determines whether the architectural intent, deadlines and budget are respected.

Execution in accordance with plans and specifications

Detailed reading of the plans, compliance with technical specifications and finishing details. Each element is executed according to the design documents.

Multi-trade coordination

Managing the sequence of intervention among specialized subcontractors: structure, mechanical, electrical, building envelope, interior finishes.

Heritage renovation projects

Work on existing buildings where the preservation of original elements must align with Building Code requirements and the architect's vision.

Resolving technical issues during construction

Unforeseen ground conditions, structural constraints, incompatibilities between systems. The contractor identifies the problem, proposes solutions and validates with the architect before acting.

Commercial fit-outs and restaurants

Construction or renovation of commercial spaces designed by designers: boutiques, restaurants, offices. Careful execution of finishes, respect for the specified atmosphere and materials.

Tenders and institutional projects

Participation in tender processes for projects where the architect is looking for a reliable general contractor able to meet contractual, budgetary and regulatory requirements.

Our process

How a construction or renovation project unfolds with an architect or designer

Architects and designers who entrust the delivery of a project to a general contractor generally follow a five-step process, from the plan review to final delivery. Here is how this process unfolds with JG Lessard.

01
Plan and specification review

Meeting with the architect or designer to analyze the design documents: plans, specifications, technical requirements, finishing details. The goal is to understand the project's intent and identify points that require clarification before work begins.

02
Estimate and proposal

Preparation of a detailed estimate based on the plans provided. Where technical alternatives or savings are possible without compromising the design, they are presented to the architect for discussion.

03
Planning and coordination

Establishing the execution schedule in coordination with the architect and specialized subcontractors. The sequence of work is planned to respect the dependencies between trades and contractual deadlines.

04
Execution and site monitoring

Daily site supervision, verification of compliance with the plans, photographic documentation of progress. Deviations or unforeseen events are reported to the architect for validation before any modification.

05
Delivery and joint inspection

Final inspection of the project with the architect or designer. Finishing points are corrected, complete documentation is handed over and the work is covered by a warranty.

FAQ

Frequently asked questions from property managers

Timelines and availability

The JG Lessard team conducts a detailed review of the plans and specifications before work begins. During execution, a project manager ensures compliance with the design documents and reports any deviation to the architect for validation. Progress photos are sent regularly.

Any change request is assessed in terms of its impact on the budget, schedule and technical feasibility. A change notice is prepared and submitted to the architect for approval before execution. This process helps maintain control of the project.

Yes. JG Lessard sources from the suppliers specified in the specifications. When delivery delays or availability issues arise, the team informs the architect and proposes equivalent alternatives for validation.

Costs and budgeting

Yes, JG Lessard offers free estimates. You can request a quote online, by phone at 514-648-2345, or by email at info@jglessard.com. A project manager will conduct a review of the plans and a technical visit to prepare a detailed estimate.

JG Lessard offers several types of contracts depending on the project's needs: lump sum (fixed price), cost plus (flexibility and transparency), time and materials, or turnkey. The type of contract is discussed with the architect and client based on the nature and scope of the project.

When the budget requires it, JG Lessard can propose alternative materials or construction methods that reduce costs while respecting the architectural intent. These proposals are always submitted to the architect for approval before implementation.

JG Lessard plans the sequence of intervention for each trade ahead of the project: structure, mechanical, electrical, plumbing, finishes. A project manager oversees daily coordination to ensure that interventions do not overlap and that contractual deadlines are met. In the event of a technical conflict between systems, the architect is consulted before any decision.
